WHAT TO EXPECT:
I will provide expert recommendations on everything that can be done to the home to appeal to the largest pool of buyers. Along with my leave-behind staging report and checklists, the homeowner will have everything needed to get "Staged to Sell" ready and have marketing photos that will stand out above the competition!
THE CONSULTATION:
During the 2-hour consultation, I will do an initial assessment of the house followed by a thorough walkthrough with the homeowners as they take detailed notes of my recommendations. I will go from curb to closets discussing everything the homeowner needs to know to get the most money out of their house, including:
* Curb Appeal
* Depersonalizing
* What should be packed, stored, or purged now
* Removing excess furnishings
* Optimal furniture placement
* Paint color recommendations that appeal to buyers
* Cosmetic updates that will have the biggest ROI
* A suggested shopping list of accessories that will instantly update the home
* And it should go without saying, but a DEEP CLEANING, of everything from windows & carpets to inside the fridge

When we are done, you will have learned a lot and will have all the action items needed to prep the house for a quick and more profitable sale.
If I am taking the notes for the homeowner, there is an additional fee of $100. A detailed report will be emailed to the agent and the homeowner within 48 hours.

If a home needs more than the allotted time, there will be an additional cost of $150 per hour billed in 30-minute increments.
Payment in full is due at booking to secure the appointment.
Shopping services are available at $150 per hour, with a two-hour minimum.
NEED HELP GETTING EVERYTHING PICTURE-PERFECT?
This critical service is done on the day of the photoshoot. It's all about fine-tuning the "homework" that has already been completed from the walk & talk consultation. I will style each key space for maximum photo impact to ensure the home shows beautifully and is ready for photos!
WHAT TO EXPECT:
I will style the home for up to 2 hours getting everything picture-perfect. Focus will be placed on the highest impact areas first using what you already have:
* Main living area
* Primary bedroom & bath
* Kitchen
* Main bathroom
Emotional connection points will be staged in key rooms of the home.
Additional decor & accessories will be available to rent to ensure maximum photo impact!
If time permits, I will tackle other key living areas so the home is show-ready!

I'll come back and work with you to implement the recommendations from our consultation. Together we will start staging the key areas of the home. You won't believe what can be done by using what you already own. This service will take up to 4 hours in the home with over 2 hours of planning and prep time.

We will focus on the key areas and expand from there as time allows.
* Main living area staging and emotional connection point set up
* Primary bedroom staging and closet organizational strategies
* Kitchen staging and organizational strategies
* Main bathroom staging
If time permits, we will tackle other key living areas so your home is show-ready
Additional staging decor & accessories will be brought in to help give you a "visual shopping list" of what to purchase to make buyers fall in love with your home. You will also be given the opportunity to rent accessories based on your home's needs.
I will take before and after photos of the transformations as we go so you can see the huge impact.
Shopping services will be offered at $150/hr (2hr min.)
Up to 4 hours, additional time is charged at $150 per hour in 30 min. increments
Home must be prepped and cleaned prior to stager arriving
Full payment is due when booking to secure an appointment.
A minimum of 72 hours' notice is required If you need to cancel in order to receive a deposit refund. No refunds will be issued for less than 72 hours' notice.

Home Staging is the preparation of a home to sell by a professional who specializes in this form of design and has been certified and trained in the art of home staging. Many definitions you have seen no doubt stop after the word “sell” and that is part of the big misconception and devaluation of home staging. A professional home stager has the resources and can objectively view the home as a product and highlight its assets while downplaying its imperfections. The home seller cannot view their home objectively, while many successful Realtors do not have the time or trade resources to properly stage a home.
This is when the home seller will be remaining in the home while it is on the market. Staging an occupied home entails using what the homeowner already has and supplementing with updated decor and accessories. This is also my specialty!
I do not offer vacant staging services at this time.
All staging services start with a pre-listing walk & talk consultation. This will provide the homeowner with all the information necessary to do the work themselves. For homeowners who need assistance, additional services can be scheduled to ensure the house looks its absolute best for the photo shoot. These services include:
1. Photo Ready Styling session (the most popular service)
2. Half-day power staging service
3. Full-day power staging service

With owner-occupied homes, I will work with what the homeowner already has and supplement with staging decor & accessories for a rental fee. This includes small accessories, plants, lamps and artwork only. I do not provide soft goods such as bedding, pillows & towels but will provide recommendations on where to purchase these items. I can also shop for those items.
Furniture pieces are not offered but I am happy to recommend a trusted furniture rental company, if needed.

Yes! Kelly Home Designs is fully insured. Not all stagers take this extra step, but I always look out for the best interest of my clients.

Cancellations / Rescheduling / Refund Policy:
