All Staging Services start with the Consultation.  


In this thorough two-hours, we will be using a detailed Staging Report/ Checklist to write down everything that needs to be done to get the home the quickest sale at the best price possible.  For the DIYer this is all you will need to get "Staged to Sell" ready!

WHAT TO EXPECT:

We'll start with a discovery call to get some basic information on your home and neighborhood which allows us to make the most out of our consultation time together.

THE CONSULTATION: Using a customized Staging Report & Checklist, the homeowner will take detailed notes as we follow an 8-step process in each room.   We  will walk through the entire home, from curb to closets, discussing everything you'll need to know to get stage ready, including:

What should be packed, stored or purged now

Depersonalizing the home 

* Removing personal items and excess furnishings

Optimal furniture placement

Paint color recommendations that appeal to buyers

* A suggested shopping list of accessories that will instantly update the home

* Cosmetic updates that will have the biggest ROI

* Curb appeal

* And it should go without saying, but a DEEP CLEANING of everything from windows & carpets to inside the fridge

Staging Report

You will also receive our three essential checklists: 

1. Showing Instructions

2. Closet Organization

3. Preparing for the Photo Shoot

We will take before photos as we go so we can marvel at the transformation when it is complete!

When we are done, you will have learned a lot and will have all the action items needed to prep your house for a quick and more profitable sale!

Homes larger than 2,500 sq. ft. start at $300 for up to 2.5 hours 

If a home needs more than the allotted time, there will be an additional cost of $100 per hour billed in 30 minute increments.

Payment in full is due at booking to secure the appointment 

Shopping services are available at $75 per hour, with a two hour minimum.

PHOTO READY MINI-STAGE - $300

Need help getting everything Picture Perfect?

This is a critical service for just before professional MLS photos are taken because we style each space for maximum photo impact!  It is all about fine tuning the "homework" you have already completed from the Walk & Talk Consultation to ensure the home looks beautiful and is ready for photos or an open house!


Staged master bedroom

WHAT TO EXPECT:

We will have fun working together for 2 hours getting everything picture perfect.  Focus will be placed on the highest impact  areas first:

* Kitchen

* Main living area

* Master bedroom & closet

* Main bathroom

Emotional connection points will be staged in key rooms of the home.

If time permits, we will tackle other key living areas so your home is show ready!

Final shopping recommendations will be made, if needed, and same day shopping services will be offered so that you are ready for the photo shoot or open house at the end of the day!  

Shopping services are $75/hr (2hr min.)

You will love your home so much you'll want to buy it all over again!

Up to 2 hours, additional time is charged at $100 per hour

POWER STAGING -  HALF-DAY $650

This service is all about rolling up our sleeves and following the Walk & Talk Staging Report recommendations. Together, we will start staging the main areas of the home.  You won't believe what can be done by using what you already own!  This service will take up to 4 hours in the home with over 2 hours of planning and prep time.


WHAT TO EXPECT: 

 We will focus on the main areas and expand from there as time allows.

* Kitchen staging and organizational strategies

* Main living area staging and emotional connection point set up

* Master bedroom staging and closet organizational strategies

* Main bathroom staging

If time permits, we will tackle other key living areas so your home is show ready

Additional staging accessories will be brought in to help give you a "visual shopping list" of what to purchase to make buyers fall in love with your home.

We will take before and after photos of the transformations as we go so you can see the huge impact!

Shopping services will be offered at $75/hr (2hr min.)

Home must be prepped and cleaned prior to stager arriving
Up to four hours, additional time is charged at $100 per hour

A 50% deposit is due when booking to secure an appointment.  Remaining 50% due at the start of staging day.

A minimum of 72 hours notice is required If you need to cancel in order to receive a deposit refund. No refunds will be issued for less than 72 hours notice.

POWER STAGING - FULL-DAY $975

Have a larger home, over 2,500 sf, or just need additional help?

POWER SHOPPING - $75 per hour

We’ll determine a budget and then shop for all of the accessories that add the WOW factor to each space in your home. 

As experts in sourcing the best items at the most reasonable prices, you can't go wrong!

Cash or Credit Card is required up front.  

You will receive receipts and any unused cash back when shopping is complete.

It may seem like a lot of work, and it can be, but it is worth every minute and every penny spent.  You will be eliminating the buyer’s mental “repairs and updates list”, which leads to quicker, higher priced offers!
